I Want to Rent a Property

We endeavour to make renting a property fast and easy for you. The first step is to find the property that you are looking for. You can search available property by several criteria and it can pay to search outside your set criteria as well. We find in many cases people rent houses which did not meet their initial criteria exactly. You can download particulars and should contact us if you have any queries or questions about a property. We can arrange viewings in most cases at a time to suit you. We will not rent a house to you if you have not seen it!

Once you have found a future home you will need to complete an application form and return it to us with your holding deposit of £200.00 and referencing fees. The holding deposit is non refundable if you decide not to proceed with the tenancy but is refundable in full if you fail referencing or the landlord decides not to proceed with the tenancy for any reason.

References can normally be processed in 48 hours but sometimes take longer for the self employed or if the required information cannot be gathered in time.

Once your references are passed we will arrange an appointment for you to visit and collect draft tenancy agreements and to arrange an appointment for the tenancy to start. Please remember that until the contracts are signed either party may choose not to proceed with the tenancy. Feel free to ask about signing the contract in advance if this is critical to your move.

When you have your draft tenancy agreement please read it carefully and ensure you understand what you are committing to. If in doubt refer to a solicitor or Citizens advice bureau.

When you attend your appointment to start the tenancy you will make payment of the first months rent and a deposit which is held under the terms of the Tenancy Deposit Scheme .
